There was no fine print I missed. The information was different in 2 places on the Rivian site, with no concrete explanation of why except for what my guide was relaying to me.Lease price/incentives aren't the same for purchases and vice versa. It's not just a Rivian thing.
99% of these "Rivian screwed me" posts could've been avoided if people read the fine print or understood how things work.

You'll understand that from the outside it doesn't make sense. If I go in the lease calculator on Rivian's site for an $89k 2023 R1T, for Tennessee. Using your $1k dep I get $2740 due at signing (not including TTL and the destination fee which would be ~$4k total) and a payment of $845/mo. That's a lot different than your screen shot of $580/mo.That was the entire screen.

There is the problem. That $845/mo offer with $2740 due at signing wouldn't include destination and tax title and license. I didn’t. It was a totally different truck with a completely different VIN.Not even really fine print. Before pick up of a lease they send paperwork you have to sign laying out all the debits and credits. I did the same thing toggling back and forth between lease and purchase as I was shopping. Even before the paperwork each offer/deal terms were completely separate and dependent upon the input I gave them to generate the offer - you can’t just hit the “back” button and change to a lease.
Not so. I had a $26+ trade when buying. I would have been happy ok with $800 a month lease payments. What I didn’t like was being told I had a $2825.50 payment due at signing in one place and then a $12825.50 payment when I was supposed to make the payment.So OP was going to purchase with a $10k trade in. He then changed to a lease and the lease terms kept the $10k trade in as a down payment. I guess at some point, OP removed the trade in so the lease software increased in down payment by $10k.
OP thinks he should be entitled to monthly lease payments calculated with ~$12k down payment even though he's only putting in ~$2k.

Everything I have read about leasing is to put down as little as possible, in many threads I read on this site. Since the $10k was a total surprise and changing everything I had read about my terms, that was my biggest problem.
