As others have said, it's with $3,500 down. This is actually a terrible lease deal as the implied interest rate is 9.64% and you pay the $895 acquisition fee as a lease penalty that isn't applicable when you purchase.

yeah, my 2025 R1S max pack performance lease is less than that. If I get an R2 LE I will just buy it and trade in my Model Y to offset some of the taxes.

Yes it is expensive, close to $80k when you include lease payments, down payment and the residual. Since the vehicle is $60k that’s quite a lot of interest for three years.

I don’t see where the $1495 delivery charge is included since the down payment is first months payment, $4000 cap reduction and then associated other fees.
